How delinquent is a normal HOA?

Every Colorado association reports, on its annual state registration, how many owners were more than six months delinquent on assessments in the past year. Compiled across the 5,375 associations whose filings are usable: 70% report zero delinquent owners, and among those with any, the median rate is 3.2% of units. Check where an association — or your own board's ledger — actually stands.

What the filings show

  • Zero is the norm. 70% of reporting associations say no owner was 6+ months behind — 3,738 of 5,375.
  • Self-managed boards report zero more often: 84% (1,176 reporting) versus 66% of professionally managed communities (4,199). Smaller communities and neighbor-to-neighbor collection pressure both plausibly help — the filings don't say which.
  • When delinquency exists, it's usually small. Among associations reporting any, the median is 3.2% of units; three-quarters stay under 7.69%.
  • Judgments are rare. 97.8% of the 7,120 associations answering the judgments question obtained none in the prior year; 156 obtained at least one.

Read it honestly

These are self-reported answers on annual registrations — 5,375 of the roster's 8,576 active associations gave a usable answer (a count, with a known unit total). 11 filings reporting more delinquent owners than units — fractional-ownership resorts, mostly — are excluded rather than charted. The export's foreclosure-actions column is entirely blank as of this pull, so this page shows no foreclosure numbers at all: absent data stays absent. Colorado's 2025 law (HB25-1043) made these collections disclosures statutory, so coverage should deepen with each roster cycle — this page recomputes on every monthly pull.
