Every month we re-pull Colorado's HOA registration roster and diff it against the last one. The change that matters most: an association whose management company is suddenly gone. From that day the volunteer board owns every status letter, renewal date, and collection question itself — usually without knowing the clocks have already started. Nobody else tracks this; the state publishes only the current snapshot.
