Colorado metropolitan districts

An HOA is not the only body that can govern a Colorado home. Whole neighborhoods — Rockinghorse, Banning Lewis Ranch, Lorson Ranch, Reunion, Brighton Crossing — are run by metropolitan districts: units of local government with elected boards and taxing power. There are 2,231 active ones, organized here into the 1,113 named families they ship in, straight from the state's district registry.

A district is not an HOA. It levies a mill levy on your property tax bill instead of billing dues, its board is elected, and its meetings are public. A property can sit inside a district, an association, both, or neither — which is why the address lookup now reports both. How to read this index

Districts are listed by family because they are chartered in numbered series — Banning Lewis Ranch has eleven, Lorson Ranch seven. A neighborhood name identifies the series that serves it; it does not tell you which numbered district a specific parcel belongs to, and the state's own boundary data is digitized from scanned drawings. We name the series, list every member with its contact, and leave the parcel-level determination to the district and the title work — 1,112 families have pages here, and 782 are matched to neighborhoods we can name from county plat records.
